EQUIPMENT

Commercial cooling equipment we service

Packaged rooftop units (RTUs) up to 25 tons

The most common commercial setup in our area: heating and cooling in one cabinet on the roof. See rooftop units.

Split systems

Condensing units paired with indoor air handlers or furnaces, common in smaller offices and storefronts.

Ductless systems

Ductless mini-splits for server rooms, offices, additions and spaces without ductwork.

Make-up air and kitchen ventilation support

We work alongside your kitchen setup so cooling and ventilation work together.

ROOFTOP UNITS

Rooftop unit service, repair and replacement

Most commercial buildings in Southern Ohio, from strip-center storefronts to offices, churches and restaurants, are heated and cooled by packaged rooftop units (RTUs). We service, repair and replace rooftop units up to 25 tons, including gas/electric units and heat pump RTUs.

What we work on:

  • Cooling and refrigeration components — compressors, condenser and evaporator coils, refrigerant leaks and charge.
  • Heating sections — burners, igniters, heat exchangers and safety controls on gas units. See commercial heating.
  • Airflow — blower motors, belts, pulleys and filters.
  • Economizers and controls — dampers, sensors and thermostats that keep spaces comfortable without wasting energy.
  • Roof-side issues — condensate drains that back up into ceilings and access panels that let water in.

Planned maintenance: Rooftop units sit in full sun, wind, cottonwood and snow, and they run long hours. Spring and fall maintenance (coil cleaning, belt and filter changes, refrigerant and electrical checks, burner and safety tests) is the most effective way to avoid a mid-season shutdown.

Replacement: Rooftop units typically last 15 to 20 years. When it's time, we help you choose the right size and efficiency, handle curb adapters when the new unit's footprint differs, coordinate crane lifts and schedule the swap to keep your business open.

WHEN TO CALL

Signs your commercial AC needs service

Warm air or rooms that won’t cool

Weak cooling on hot afternoons often means a failing compressor, refrigerant leak or dirty coil.

Uneven temperatures across zones

Hot and cold spots point to airflow, damper, economizer or control problems.

Water leaks inside

Clogged condensate drains on rooftop units can leak through ceilings.

Rising energy bills

Dirty coils, failing economizers and worn belts quietly drive up operating costs.

Strange noises from the roof

Squealing belts, grinding motors or rattling panels need attention before they fail.

Frequent resets or tripped breakers

Electrical problems get worse, not better.

WHAT WE USUALLY FIND

Common problems we fix

Dirty condenser and evaporator coils

Dust, pollen and cottonwood clog rooftop coils fast in Southern Ohio.

Belt and motor failures

Worn belts and failing blower or condenser fan motors are common on rooftop units.

Refrigerant leaks

We find and repair leaks, then recharge properly.

Economizer problems

A stuck economizer can let in hot, humid air or block free cooling on mild days.

Compressor and electrical failures

Capacitors, contactors and compressors fail under heavy commercial run times.

Control and thermostat issues

Programming and sensor problems can leave spaces too warm or running all night.

WEIGHING YOUR OPTIONS

Repair or replace?

Rooftop units typically last 15 to 20 years with maintenance. On an older unit facing a compressor failure, heat exchanger problems or repeated breakdowns, replacement can lower energy costs and reduce downtime risk. We’ll give you a straight assessment and help you plan replacement on your schedule, not an emergency’s.

MAINTENANCE

Planned maintenance

Commercial cooling equipment runs long hours in tough conditions. Seasonal maintenance includes filter changes, coil cleaning, belt and motor inspection, refrigerant checks, electrical testing, condensate drain clearing and economizer checks. It’s the most effective way to cut breakdowns and energy costs.
