A CITY OF MANY ERAS

Ohio's first capital has homes from every generation.

Chillicothe has been building homes since before Ohio was a state, and you can see every era of it from one end of town to the other. The historic districts around downtown are full of brick and frame homes built in the 1800s and early 1900s, many with boilers, gravity-era ductwork, plaster walls and tight mechanical spaces. Those homes can absolutely be comfortable, but they need a contractor who knows how to work around original construction instead of through it.

Move out toward Western Avenue, the neighborhoods off Bridge Street and the streets north toward the hospital, and you'll find mid-century ranches and two-stories with basements, gas furnaces and central air added years after they were built. Many of those systems are on their second or third replacement, and ductwork sizing often hasn't kept up with modern equipment.

On the edges of town and out into the surrounding townships, newer subdivisions and country homes add another layer. Builder-grade systems from the 1990s and 2000s are reaching the end of their lives, and homes beyond the natural gas lines rely on propane, heat pumps or electric heat. We work on all of it, every day.

WEATHER IN THE SCIOTO VALLEY

Sticky summers, sharp winter snaps.

Chillicothe sits in the Scioto River valley, ringed by the hills of Great Seal and Scioto Trail state parks, and the valley holds humidity in the summer. On a July afternoon, your air conditioner isn't just cooling the air; it's pulling gallons of moisture out of it. A system that's oversized, low on refrigerant or short on airflow can leave a house cool but clammy, which is one of the most common complaints we hear in town.

Winters are changeable: mild stretches broken up by a few hard, cold nights. Those cold snaps are when worn ignition parts, weak blower motors and tired heat exchangers tend to show themselves.

What that means for your system

  • Size the AC for humidity control, not just square footage.
  • Schedule a furnace tune-up in early fall, before the first cold snap.
  • Keep the outdoor unit clear of cottonwood and leaves from the river corridor.

UTILITIES & REBATES

Local know-how

Most homes inside Chillicothe heat with natural gas, while many homes in the surrounding townships use propane, heat pumps or electric heat. Electric service is mainly AEP Ohio in town, with rural cooperatives serving parts of the county. Older homes near downtown may need ductwork changes, a new chimney liner or electrical updates before a new high-efficiency system goes in, and we'll flag those up front so there are no surprises. Ask about current manufacturer and utility rebates when you call.

SEASONAL CHECKLIST

A Chillicothe homeowner's HVAC checklist

Before summer

  • Replace the air filter and set a reminder for every 1–3 months.
  • Clear cottonwood, grass and leaves from around the outdoor unit.
  • Schedule an AC tune-up in spring, before the humidity hits.
  • Check that the condensate drain is flowing, especially in basement installs.

Before winter

  • Schedule a furnace or boiler tune-up in early fall.
  • Test your carbon monoxide detectors.
  • Make sure vents and returns aren't blocked by furniture.
  • If you heat with propane, check your tank level before the first cold snap.

LOCAL QUESTIONS

Questions, answered.

Where is Affordable Air located in Chillicothe?

Our shop is at 949 East Main Street, Chillicothe, OH 45601. We've been based in Chillicothe since 2006.

Do you work on older and historic homes?

Yes. Many Chillicothe homes near downtown are over 100 years old. We service boilers, replace aging furnaces and can add ductless mini-splits where installing ductwork doesn't make sense.

Why does my house feel clammy even with the AC running?

In the humid Scioto Valley, that usually means the AC isn't removing enough moisture, often because it's oversized, low on refrigerant or has airflow problems. We'll find the cause and recommend a fix.

Do you offer free estimates in Chillicothe?

Yes. Estimates on new system installations and replacements are free, and we offer free second opinions on competitors' quotes.
