A VALLEY CROSSROADS

From the village center to the hills above the Scioto.

Piketon has deep roots. The ancient earthworks at Piketon Mound Cemetery are roughly 2,000 years old, and the village grew up as a stop along the Scioto and the old canal. Homes near the village center tend to be older, with basements or crawl spaces, gas or propane furnaces and central air added over the years. Many of those homes have ductwork that was never sized for modern equipment.

Newer homes have filled in along US 23, SR 32 and the roads branching off them, many with heat pumps or electric heat, since natural gas service doesn't reach every address. Out in the hills toward Jasper, Wakefield and Beaver, homes sit on larger lots with wells, propane tanks and tree cover.

That mix means there's no single right system for Piketon. We'll recommend what fits your house and your fuel options.

SCIOTO VALLEY WEATHER

Valley humidity and cold that settles in overnight.

Piketon's summers are humid, with the Scioto River keeping moisture in the valley air, and air conditioners here need to dehumidify as much as they cool. In winter, cold air settles into the river bottoms overnight, so mornings in town often start colder than the hills around them. Heat pumps that haven't been maintained can struggle on those mornings and lean on expensive backup heat.

What that means for your system

  • Service heat pumps twice a year, spring and fall.
  • Size cooling equipment for humidity, not just square footage.
  • Avoid big thermostat setbacks on heat pumps; small adjustments save more.

UTILITIES & REBATES

Local know-how

Natural gas is available in parts of Piketon, but many homes in and around the village heat with heat pumps, propane or electric heat, and electric service varies between AEP Ohio and rural cooperatives. If you're on propane, a dual-fuel heat pump can significantly cut how much fuel you buy. Homes on well water benefit from yearly water heater flushing. Ask about current manufacturer and utility rebates when you call.

SEASONAL CHECKLIST

A Piketon homeowner's HVAC checklist

Before summer

  • Replace the air filter, then every 1–3 months.
  • Clear grass and debris from the outdoor unit.
  • Schedule a heat pump or AC tune-up in spring.
  • Check that the condensate drain is flowing.

Before winter

  • Schedule a heat pump or furnace tune-up in early fall.
  • Test carbon monoxide detectors.
  • Make sure snow and ice can't build up against the outdoor unit.
  • If you heat with propane, top off the tank before cold weather.
