A RIVER CITY WITH HISTORY

Portsmouth homes were built to last, and they show their age.

Portsmouth was one of the busiest river and industrial towns in Southern Ohio, and many of its homes date from that era. In Boneyfiddle and the streets around downtown, you'll find brick row homes and tall frame houses from the 1800s and early 1900s. Many of them still heat with hot water boilers and radiators, and those that have central air often had ductwork squeezed in decades after the house was built.

The neighborhoods climbing away from the river, along with the East End and Sciotoville, add early and mid-20th-century homes with basements, gas furnaces and air conditioners that have been replaced a time or two. In those homes, the biggest wins usually come from proper sizing, duct repairs and better airflow, not just new equipment.

Out toward New Boston, Wheelersburg and the hills around the city, newer homes and country properties add heat pumps, electric heat and propane to the mix. We work on all of them.

OHIO RIVER WEATHER

The river keeps summers long and muggy.

Portsmouth sits low along the Ohio River, at the southern tip of our service area, and summers here tend to run warm and humid well into September. An air conditioner that's oversized, aging or low on refrigerant may cool the air without pulling out enough moisture, leaving the house cool but sticky. In older homes with limited ductwork, upstairs rooms are often the hardest to keep comfortable.

Winters are milder than farther north, but damp cold still finds the drafty spots in older homes, and boilers and furnaces that skipped maintenance tend to fail on the first truly cold week.

What that means for your system

  • Prioritize humidity control when choosing a new AC or heat pump.
  • Consider a ductless mini-split for hot upstairs rooms in older homes.
  • Have your boiler or furnace checked every fall, before the first cold week.

UTILITIES & REBATES

Local know-how

Most Portsmouth homes heat with natural gas, though many older homes still rely on boilers, and homes in the surrounding hills often use heat pumps, propane or electric heat. Electric service is mainly AEP Ohio, with rural cooperatives covering parts of the county. Older homes may need electrical panel updates, chimney liners or duct modifications before a new system goes in, and we'll identify those during the estimate, not after. Ask about current manufacturer and utility rebates when you call.

SEASONAL CHECKLIST

A Portsmouth homeowner's HVAC checklist

Before summer

  • Replace your air filter and check it monthly during humid stretches.
  • Rinse pollen and debris off the outdoor coil with a garden hose, power off.
  • Schedule an AC tune-up in spring.
  • Run a dehumidifier in damp basements so the AC doesn't fight extra moisture.

Before winter

  • Schedule a boiler or furnace tune-up in early fall.
  • Bleed radiators if they have cold spots at the top.
  • Test carbon monoxide detectors.
  • Seal drafts around old windows and doors.
